Best letting agent Brighton
I am a landlord & work full time, so finding time during office hours to call letting agents & arrange appointments was hard, however I was able to communicate with Brighton Homes on a Thursday evening at 8pm and they came to see my property on Friday at 7:30pm. It was really helpful being able to deal with an a letting agent in Brighton after 6pm. The property is now let & I am really happy with the service. Super impressed that there is a letting agent in Brighton that works 8am till 9pm , I found this super useful

Brighton Homes- Great experience
I started renting a property through Brighton homes in July 2020 during Covid times and as a single women anxious through these times and needing to find a place to rent quickly they were very understanding and responsive. Not having rented for some time I had loads of questions to ask and it was never a problem to them, the team were always happy to help and responded very quickly. During the one year I had a few items to report that needed fixing and again they were speedy to respond and always made sure I was about to let any workman in. If I was not, they always offered to have someone from their office be on site to let them in which was great. I always felt happy to contact them if I needed to and would most definitely be happy to rent through them again and recommend them to a friend/family member. When it came to ending the tenancy they were very responsive, helpful and again answered any questions I had. They made it so easy and I got my deposit back the day after the tenancy ended along with the readings so was really helpful. Thank you Brighton Homes :)

I can't rate Brighton Homes highly enough
I can't rate Brighton Homes highly enough for their responsiveness, quality of service and also for taking the initiative on things such as proactive/preventative maintenance, legal aspects etc. I'd not used a managing agent before as I used to self-manage which was time-consuming and occasionally stressful. GREAT SERVICE...
I rented out my Brighton flat for 2 1/2 years through Brighton Homes and was very happy with the service they provided. They handled finding tenants and changing over tenants smoothly and sorted out any decorating/repair work that needed doing very efficiently. BRIGHTON HOMES HAVE MANAGED OUR PROPERTY IN HOLLINGDEAN, BRIGHTON FOR...
Brighton Homes have managed our property in Hollingdean, Brighton for a year now and I have been particularly impressed with their overall quality of service.
To be perfectly honest, I was initially quite wary about employing another agency to manage our property (we had a full management contract from 2003 to 2008 with one of the big, well know estate agents) and this experience soured my appetite for management agencies. I even had to deal with many of the issues directly with my tenant due to the lack of communication from the agency to the tenant. The agency had 4 changes of contacts during this period of time which could suggest a high staff turnover.
From 2008 until 2016 with a change of tenant, we did not use an agency and I managed everything myself directly with our new tenant who I personally knew prior to renting the property. We were charging a very reasonable rent but of course, I would have to deal with any problems that arose.
Nigel said that we would not hear from them except for a notification that the money had been paid in or if there were any major issues that needed attention (over 250 pounds, I think). I love the fact that they efficiently deal with everything. There was no hard sell, just initial suggestions that paying for professional cleaning, garden attention and a proper inventory would be a good idea and make life easier further down the line if there were a change of tenant (however, there were all optional extras and part of their potential service should I choose to accept them).
I even sent a reminder to Brighton Homes about a fully comprehensive gas, electricity, plumbing landlord policy that I pay for every month and that includes the free annual obligatory gas safety certificate inspection and Steve wrote back within an hour saying that they had already been on the case to contact my tenant to arrange a visit. Impressive stuff.
Long may I hope it continues!

COMMENT ON AGENT FEES...
When Nigel came to visit our property, he was able to assess the potential rental income within about 10 minutes of inspecting it and it was a decent amount that afforded us the opportunity to pay the reasonable management commission fees of Brighton Homes. Contracts were drawn up and sent to us. Brighton Homes take the entire 6 months commission up front, which I did not originally realise. I believe this was written in the contract but I may have missed this. So every six months, you do have a lump sum for commission fees taken out in advance but then you get the full rent for the other 5 months so in the end it makes no difference financially.

Stephen and Nigel at Brighton Homes have gone out of their way to help me find good tenants. When they say they already have good, prospective tenants lined up on their books, they really do. On the day I instructed them, they collected keys and held six viewings on the day after. They are honest about what tenants will suit my property and me, and they would prefer to keep seeking a good tenant rather than place anyone in the property and just take their commission. HAVING HEARD NUMEROUS HORROR STORIES ABOUT LETTING AGENTS I DID...
Having heard numerous horror stories about letting agents I did extensive research before selecting Brighton Homes to manage a flat I wanted to rent out. Brighton Homes already had good review online, so I decided to contact them, and I was not disappointed. From my initial phone call things moved very swiftly and efficiently, and it took only a few days from completion of the purchase, to advertising the property, to tenants moving in (all within the scape of one week). Brighton Homes were very helpful in taking care of various odd jobs that needed doing prior to the tenants moving in, and the charges for these were very reasonable. Nigel and Steve are both professional and courteous and a pleasure to do business with.

I have rented out my property in Brighton for the last 3 years with an agent, they started good but after the initial contact and tenancy things slowly started to go downhill. I changed letting agency and chose Brighton homes and have been with them for over 2 years and they are good. Their service levels, attention to detail has been the same till today. After the initial bad experience, I waited for 2 years before writing this review in order to be 100% sure that the letting agent I chose and my comments are valid. Very pleased with the way they deal with landlords and the most convenient and useful part is there 24hr property management service. I can speak to a member of staff day or night about my property, which really helps. My quires are dealt with immediately or within an hour or two. Excellent service. I SEARCHED GOOGLE AND CAME ACROSS A SMALL INDEPENDENT AGENT...
I searched Google and came across a small independent agent called Brighton Homes, when I rang them they were very efficient and polite and offered to come to my house which is 10 miles of out Brighton, picked up a set of keys, had a look at the property, informed me of all positive and negative things and what rent should be achievable, 2 days later I was called to inform that they have a suitable tenant, gave me all the reference and the tenancy started very smoothly. I actually achieved £70 more rent than what my previous agent was trying to get. To summarise, use this company, they go the extra 5 miles and you get a far better service, they are very reasonable in what they charge too. If you are a landlord in Brighton and looking to find a FANTASTIC letting agent in Brighton , please use Brighton homes. You won't be disappointed.

WE ARE THIRD YEAR STUDENTS AND HAVE HAD REALLY BAD...
We are third year students and have had really bad experience with both our letting agents who we dealt with in out 1st year and 2nd year, but this tenancy that we have left Early August 2014, was surprisingly pleasant. I know students are treated badly by letting agents, but Brighton Homes letting agents were exceptional to the rule. This is how the things started, we saw the property in January 2013 and paid the holding deposit, the agent who we dealt with was really good, he explained all the cost and the requirement upfront and asked if we were happy to proceed, the referencing process was very smooth, he used to call to chase us for information he needed, we signed the contract in February ready for August 2013 ¢â‚¬â€œ August 2014 year. We asked for some works to be done and some furniture replace, he gave us in writing that this would be done. The day we moved in a lady from an inventory company came and checked us in to the house, showed us how things work , ect, this was unusual for us as we never had a professional inventory company check us in to our previous houses before and also to be show how to work the boiler, cooker, ect was really useful. During the tenancy any issues we had was dealt with the same day or at the latest the next day. We were expecting the worse when we left with our deposit money, but contrary to the normal way, we were met by the same inventory company who did the check out, they found 3 or 4 items they discussed this with us and told us we will be charged and roughly the amount, the letting agent also called us emailed us the report and told us the charges., which were very minimal and we got our deposit back into our bank 2 days later. We ended up paying £30 per person for the damages. If you are a student I would recommend you try to find a property with these guys. Straight forward, through and reasonable. In our 3 years of renting, we can say Brighton Homes is by far the best letting agent we dealt with in Brighton. Before, during and after the tenancy they have scored full marks.

I HAVE A SMALL PROPERTY PORTFOLIO WHICH HAS 5 PROPERTIES TO...
I have a small property portfolio which has 5 properties to rent out. All of them were in BN1 and BN2 post codes in Brighton. I have always used my agent for over 4 years and when one of the properties came up for rent again I suggested that I might get more than that the current rent achieved, agent strongly disagreed with me. So I decided to instruct another agent, Brighton Homes, Nigel Pragnell from Brighton Homes came to have a look and advised me that he could get more rent easily. He showed me a list of similar properties that Brighton Homes have rented in the last month in and around my area. This was very helpful. I was rather skeptical, on the basis of what I had been told by the previous agent, whom I have had a working relationship for 4 years. Brighton Homes were true to their word, I was absolutely delighted when the property was rented out to two professional nice tenants at £1500 per month on a one year contract. The tenants were much better quality than my previous tenants and the rent significantly higher (£200 to be precise) than I have been getting. On this pleasant experience I gave all my properties to Brighton Homes. Since my instruction they have made contact with all existing tenants and have reviewed rents and have increased them all. I found them very efficient and helpful. They found tenants quickly. Increased my rental income by 30%. The icing on the cake is they are 1% cheaper than my previous agent. I am a portfolio landlord in the Brighton area and I would definitely recommend them. My advice to any landlord is your agent should look to get you top rents at all times and provide you with excellent service, if this is not the case, leave them and go to Brighton Homes. I found that Brighton Homes were interested in achieving the best possible price for me as a landlord rather than just pushing a let through to earn their commission as fast as possible, as a result of changing to Brighton Homes I have increased my returns on my property investment. If you are looking for a letting agent in Brighton them search these guys out, they are fantastic and good bunch to deal with too.

I needed to rent a property in Brighton recently due to my work relocation. The agents were really helpful and was very patient with me as I was a first time renter. I got a property through Brighton Homes in Brighton, very close to the town. The letting agent who handled my case was very efficient and friendly. I got everything done smoothly without having to go to Brighton several times. The referencing process was a bit prolonged, I was informed of this and explained that this process needs to be done thoroughly to protect the landlord, which I understand. Everything went quite smoothly. I was meant by the inventory clerk and was checked in, show how all the appliances worked, where to put rubbish, store bikes, ect. All was very helpful and useful for someone new moving into the property. Fantastic and excellent company. Would recommend them to all tenant who are looking to rent a property in Brighton.

I HAVE LET TWO PROPERTIES ON THE MARKET BACK IN...
I have let two properties on the market back in December 2013 with 2 letting agents, one is part of a big chain and second a small independent, both said the market is very slow and to reduce the rent or leave it till end January when the market will pick up. I was driving to Brighton and saw this car which caught my eye which had Brighton Homes on it, called them and Nigel came and saw me the same day and said he can have this left before Christmas and in fact he had some tenants on his books that this property would be perfect for them. I gave him the keys and within 4 hours both properties had tenants lined up. I have been with these guys for the last 8 months and they have been fantastic. Punctual, committed, professional and helpful at all times, would recommend them unreservedly. In particular, Josh Ottaway and Paul Harris, they are an asset to the organisation
I was contacted by Paul Harris to discuss renewing the tenancy agreement with my tenants. We discussed the current rental value of the property and what my bottom line would be in terms of negotiating an increase. Paul's suggestion of going in at a slightly higher figure proved to be correct as he was successful at the first attempt in obtaining an increase from both tenants. I was very pleased with the service provided and the speed in which this matter was resolved. Thanks once again. You guys are fantastic.

I'M A LANDLORD WITH A 4 PROPERTIES IN BRIGHTON AND BY ...
I'm a landlord with a 4 properties in Brighton and by chance i came accross Brighton Homes, at first i was a bit anxious about dealing with some one new and all agents say the same thing that they are good and they are the best, but it always turns out that's not the case. I have dealt with Brighton Homes now for over 8 months and they are really good, infact I will go as far as excellent. The added bonus is they offer free rent guarantee with no excess and if they say they will do something or call you back at a certin time they do, Their property management department is open 24 hours a day which I find easier for me and I guess tot he tenants too. The fees they charge are very reasonable too. My advice, use them, they find good tenants quick and brilliant to deal with.

I'M CURRENTLY RENTING A FLAT THROUGH BRIGHTON HOMES AND FIND...
I'm currently renting a flat through Brighton Homes and find them to be really helpful understanding and polite. Whenever there are any issues with my flat all I need to do is to make one phone call and they get in fixed immediately. They are contactable day or night, what it's really useful.

I used brighton Homes recently to let my property and I must say i was very suprised with the attention to detail which i was able to notice every step of the way. I guess being an independent and having all the senior partners work their must be the reason behind their superb service. I have been a landlord in brighton for over 5 years and in my time have used several letting agents, and brighton Homes have been the best. I would very much recomend them to all landlords.
