How We Work

Established in 2009, Steven Kirupai, our Managing Director, wanted to shake up the lettings sector and do things differently – and has done so to great effect.

In an industry with shall we say, a fairly challenging reputation, Brighton Homes stands head and shoulders about the competition with you, our clients, at the forefront of everything we do.

Whether you’re a first-time landlord or the owner of a large property portfolio, THIS is the lettings agency with the meticulous approach that you’ve been looking for. We’ll only rent out well-maintained studios, flats or houses. Are you a good landlord? And, as far as we’re able, we’ll only rent them out to respectful, fully referenced tenants with plans to stay in your property for the duration.

1. PROPERTY VALUATIONS

Within a quarter of a mile of your property’s postcode, our experienced team will research the prices at which properties are actually being rented, rather than the ones advertised - the difference can be substantial.

With a realistic property valuation, you’ll have tenants sooner, rather than later.

2. MARKETING YOUR PROPERTY

Time is of the essence here. With clear descriptions and an in-house photography service, we’ll market the property on Rightmove, Prime Location and Property Finder, all key online property search engines.

3. LIAISING WITH THE APPLICANT

We’ll arrange to meet applicant(s) at your property for viewings. Our team has extensive knowledge of the local area and can supply full details of amenities, transport links etc, as well as important things like council tax.

4. IT’S A YES. REFERENCING AND CREDIT CHECKS

Your would-be tenant settles one week’s rent as a deposit, after which Brighton Homes will undertake stringent referencing and on-line credit checks, as well as confirmation of their income.

5. THE PAPERWORK

A prompt commitment from your tenant, including that all-important signature on your tenancy agreement ensures that the paperwork is taken care of ahead of time. All monies are due a week before the occupancy.

6. THE DEPOSIT

We’ll collect and register the deposit fully in line with the Tenancy Deposit Scheme.

7. MOVING IN

Brighton Homes will ensure that all repair work (if necessary) has been carried out, and that the property is sparkling clean. We’ll meet the tenant at their new home on their moving in day, with an independent inventory company taking him or her through everything they need to know, including meter readings.

8. DURING THE TENANCY

Leaky tap? Central heating not working? Your tenant need only refer to us and we’ll take care of any maintenance issues. We work with reliable, skilled tradespeople who’ll fix what needs fixing promptly, and to the highest standards.

9. RENT REVIEWS

Brighton Homes can negotiate any tenancy renewals. We’re happy to take care of the paperwork, too.

10. END OF TENANCY

We’ll arrange for an assessment of any property dilapidation and for the return (or partial return) or the deposit. All done.
